Gafcon, Inc. provided management services for the renovation of the 465,000 SF historical warehouse (circa 1920s) which was reinforced, repaired, and converted to commercial and retail offices, comprising the largest waterfront office facility in San Francisco.
As part of a master plan, the project involved a series of renovation tasks. A wooden wharf, destroyed by fire, was replaced with a new concrete wharf, and pile caps were modified to solve foundation problems. Much of the work was performed from cranes on barges located in the bay.
Gafcon, Inc., acting as the owner’s representative providing project and construction management services, was involved in all phases of planning and reconstruction of the project. All south elevation storefronts were resurfaced with all new core systems and mechanical, electrical and heating, ventilation, and air conditioning systems were installed as part of the new tenant improvements. Gafcon, Inc.’s services included conceptual estimating; design review and oversight; design progress estimating; contract administration; bidding of multiple subcontract packages; bidding and oversight of mechanical and electrical design-build systems; scheduling; lifecycle costs analysis and oversight; tenant improvement and move management; and development of building maintenance programs. Gafcon, Inc. also provided key interface for sale/disclosure purposes when the building was sold.
